Buyer Consultation
My buyer consultation is a critical component of my client’s overall experience and it lasts about an hour. During this time, I will explain the entire home buying process, step by step, from beginning to end.  This may seem tedious, you may feel overwhelmed and concerned that you won’t remember everything, but that is okay.  We will go over the details again during the actual transaction.  You will also receive my Buyer’s Packet to take home with you. Knowing what to expect rather than going at it blindly will make you an informed buyer and puts you in a stronger position.  
Even if you have purchased a home in the past, you will benefit from a buyer consultation. An important aspect of the buyer consultation is the opportunity for the agent and buyer to “interview” each other and decide if they are a good fit to work together.  If we move forward, we will be spending quite a bit of time together, looking at homes, writing an offer, inspections, etc.  It’s good to make sure, from the beginning, that we are comfortable with each other.
I will explain my role in the process, and the roles of the other professionals that we will work with along the way.  I have an extensive network of excellent service providers that I will be able to share with you when that time comes.  It is vital to have dependable lawyers, mortgage advisors, inspectors or any other service provider we may need during the process.
My goal is to know what your real estate goals are.  We will make a list of your “wants” and your absolute “must haves.”  This is important for me in order to narrow down your search so that I am focused only on homes that will work for you.  We will likely have the opportunity to view some homes online, and we can also set up a date to begin touring homes.   I will set up an auto email search directly from the MLS, so that new listings are sent to you daily and you will be kept current on price changes on listings.  My clients receive the most up to date list of homes for sale because it comes directly from the MLS, not from a third party website.  You will also be able to know of and view the list of Coldwell Banker Exclusive Listings.  Those who are not working with a Coldwell Banker agent will not be eligible to see these homes until they officially come on the market, if they are not sold before then.
